Notice is hereby given that, in accordance with a Consent Judgment of Foreclosure and Sale entered on February 14, 2018 by the Maine District Court, Aroostook County, Maine in the case of Machias Savings Bank v. David A. Beals, Docket No. RE-17-09 wherein the Court adjudged a foreclosure of a Mortgage granted by David A. Beals and Merton E. Beals dated December 7, 2009, and recorded in the Aroostook County (South) Registry of Deeds in Book 4778, Page 18 (the "Mortgage"), the period of redemption from said judgment having been waived, a public sale will be conducted on [font=font36821]May 3, 2018[/font], commencing at [font=font36821]1:00 p.m.[/font] at the mortgaged property, which is known as [font=font36821]28 Columbia Street, Houlton, Maine[/font]. Reference the Town of Houlton Tax Maps at Map 39-4, Lot 141. Further reference should be had to said Mortgage for a more complete legal description of the property to be conveyed.
The property will be sold by public auction subject to all outstanding municipal assessments and encumbrances. The deposit to bid is $5,000.00, with the balance due and payable at closing to be held within 30 days of the public sale. The property will be sold "AS IS, WHERE IS, WITHOUT RECOURSE." The deed from Machias Savings Bank as foreclosing mortgagee shall be a quitclaim deed without covenant, and Machias Savings Bank makes no representations or warranties of any kind regarding the condition of the property or title thereto.
