Notice is hereby given that in accordance with the Stipulated Judgment of Foreclosure and Order of Sale entered January 09, 2018, as affected by an Order on Plaintiff's Motion to Correct Clerical Error entered on March 9, 2018, in the action entitled U.S. Bank National Association, not in its individual capacity but solely as trustee for the RMAC Trust, Series 2016-CTT v. Michael J. Gunn, as Personal Representative of the Estate of Frank R. Gunn, Jr., by the Maine District Court, Division of Bangor, Docket No.: RE-17-139, wherein the Court adjudged the foreclosure of a mortgage granted by Frank R. Gunn, Jr. and Mary L. Gunn to Wells Fargo Home Mortgage, Inc. and dated January 10, 2003 and recorded in the Penobscot County Registry of Deeds in Book 8548 at Page 285, should the period of redemption have expired without redemption of the property by the Estate of Frank R. Gunn, Jr., a public sale of the property described in the mortgage will be conducted on April 30, 2018 commencing at 11:30 AM at Office of Shechtman Halperin Savage LLP, 190 U.S. Route One, 2nd Floor-Rear, Falmouth, Maine The property is located at 179 Birch Street, Bangor, Penobscot County, Maine, reference as described in said mortgage. The sale will be by public auction. All bidders for the property will be required to make a deposit of $5,000.00 in cash, certified or bank check at the time of the public sale made payable to Shechtman Halperin Savage, LLP, which deposit is non-refundable as to the highest bidder. The balance of the purchase price shall be paid within thirty (30) days of the public sale. In the event that a representative of U.S. Bank National Association, not in its individual capacity but solely as trustee for the RMAC Trust, Series 2016-CTT is not present at the time and place stated in this notice, no sale shall be deemed to have occurred and all rights to reschedule a subsequent sale are reserved.
